Office Tower
The existing tower consists of 14 floors from the Kampala Road level. The ground level from Kampala Road is occupied by a restaurant and banks. First floor has a wide podium floor of offices. The next 3-14 floors are typical office floors. The top or last floor was originally designed as a covered viewing deck, but has now been enclosed for offices, and also houses the lift motor rooms.
This last floor therefore has stair access only from the 13th floor, and the rooftop houses water tanks. The tower is served by
two 12 passenger lifts which run at 1.6 metres per second. The typical office floor, apart from the 3 lifts,
has a main and fire escape stair case, male and female washrooms, a small cleaners’ store
and a store room off the fire escape landing at each level.
All office floors were designed with full air conditioning from a central chiller plant at the basement car park level feeding individual air handling units located above the washrooms on each floor.
The structure of the tower is a hollow pot slab which spurs the full width of 12.5m between perimeter columns. The typical gross area is 500 of which 119m is useable common area space. Around all 4 sides of each tower floor is a cat walker curious “flower box” arrangement approximately 1.5m deep* 1.5m wide. This box is cantilevered from the main structure it acts as a sunshade and an access for window cleaning.

The Retail space consists of the following:
